MEMBERSHIP AND PAYMENT OF DUES

The following information is provided to acquaint you with the services, privileges and restrictions of our community. The Woodcreek Villas HOA dues are billed annually in January and are currently set at $450.00 per year. Pool Keys are available based upon the status of your home owner’s association dues. Your Homeowner Association dues must be paid in full to gain access. No exceptions. This is one of the biggest enforcement tools we have short of legal action to maintain dues compliance. No property owner is exempt from the HOA membership dues assessment.

SERVICES PROVIDED

The Woodcreek Villas HOA has authority to levy dues against members based upon the needs of the annual expense budget. Expenses include, but are not limited to:

    • Maintenance of Greenbelt and Reserve
    • Operation of water systems in community systems
    • Security cameras at entrances and poolhouse
    • Roadside and entrance maintenance
    • Pool Maintenance
    • Soccer Field Maintenance

Service begins at 6:00 am on collection day.

Specifications
All trash must be bagged to facilitate the Jenks Recycling Program. Bags outside of the trash cart will be charged an additional fee of $1.00 per bag by the city of Jenks. If you call by Monday and notify the Jenks water Department of how many bags of extra trash you have, that fee is reduced to $.50 per bag.

JENKS CURB/ONE-CART RECYCLING PROGRAM
ln partnership with American Waste Control, the One Cart Recycling program was implemented as an easy and convenient option for residents to recycle at no additional cost.  The single cart program allows Jenks’ residents to put loose recyclables into city trash carts with bags of trash.  Trash is to be bagged so that recyclables are not contaminated.

Recyclables such as paper, plastic, cardboard and aluminum can be placed loose at the bottom of the same cart with regular bags of trash.  Trash and recyclables are transported together in the same container on the same pickup day.  “Mr. Murph”, American Waste Control’s recyclable sorting machine, separates the different materials when it reaches their facility.

FAMILY PETS

According to our by-laws: Section 4. (a) 14: No animals livestock or poultry of any kind shall be raised, bred or kept on any lot, except that dogs, cats, or other household pets may be kept provided that they are not kept, bred or maintained for any commercial purpose. No exotic animals as defined by Jenks City Codes shall be kept, bred or raised on any lot.

Please be considerate of your neighbors and clean up after your pet on your walk through the neighborhood. Carry a baggie and help keep our neighborhood clean and and your neighbors friendly.

PLEASE NOTE THERE ARE BOTH STATE AND CITY LEASH LAWS. PETS ARE TO BE REGISTERED, LICENSED, AND VACCINATED AS REQUIRED BY LAW.

If there are problems with your pet, you may receive a phone call or letter from the Association, to be followed by further action by the Board or its attorney should the problem persist. The Association will try to assist you in resolving any problems that may arise with your neighbor’s animals.

NO ON-STREET PARKING

Jenks city ordinance prohibits parking for more than twenty-four hours on our streets. Please respect your neighbors and this community by not parking on our streets. It causes danger for our children as oncoming cars cannot see them with obstructions in the road. It is also a nuisance to neighbors who have to navigate the narrow streets and corners around parked vehicles. Cars that violate the 24-hour city ordinance will be towed at the owner’s expense.

Jenks city ordinance also prohibits any person to park a truck of over one (1) ton capacity for more than three (3) consecutive (3) hours on any street or alley in a residential area of the city.

RECREATIONAL VEHICLES, BOATS, MACHINERY, ETC.

Section 4.(a) 16: No junk vehicles, trailers, campers, camp trucks, house trailers, boats, machinery or other equipment, except for that which is reasonable, customary, and usual in connection with the use of any dwelling, shall be kept at a dwelling or lot. Further, except for true emergencies, no repair or extraordinary maintenance of automobiles or other vehicles shall occur at a dwelling. These restrictions do not apply to vehicles, trailers, boats kept within an enclosed room or garage.

CONSTRUCTION APPROVAL AND SIGNS

Section 3. (c) 4: No sign of any kind shall be displayed to the public view on any lot. Except one sign of not more than five (5) square feet advertising the property For Sale or Rent.

Section 4. (a) 10: No building, fence, wall or any type of structure shall be placed, built, commenced, erected or maintained or altered unti1 the Specifications, Plot Plan, Drainage and Grading Plans and other necessary information shall have been submitted and approved in writing by the Architectural Committee. In passing such Plans, specifications, Plot Plans, Drainage and Grading Plans, the Architectural Committee may take into consideration the suitability of the proposed building or other structures, and of the material of which it is to be built, to the site upon which it is proposed to erect the same, and the harmony thereof with the surroundings and the effect of the building or other structures as planned on the view from the adjacent or neighboring property. All construction shall comply with the City of Jenks Ordinance and Building Codes.
